Mark your calendar for the Major Vernon County, Wisconsin Land Auction on Thursday, September 19th, 2024, at 10:00 AM! Peoples Company is proud to represent Woodhill Farms Inc. in the sale of 818.32 surveyed acres m/l of prime Vernon County, Wisconsin farm, pasture, and recreational land, divided into 14 tracts. The tracts range from 19.25 acres m/l to 129.21 acres m/l and will be offered via the multi-parcel auction format, allowing potential buyers to purchase tracts individually or in any combination.

This farm has been strategically assembled to create an elite row crop and grassland property capable of growing a premium cattle herd. The current operation features over 400 acres of top-end pastureland and 187 acres m/l of row crop land. The remaining land consists of beautiful recreational and timberland along with building sites, including three homes, cattle working facilities, and an auction barn. The pasture has been meticulously managed with rotational grazing, ensuring that grasses remain lush and healthy while providing optimal nutrition for the cattle. This practice enhances soil fertility, organic matter, and plant growth while providing sustainable land use. The soil types on the current pasture portions of the farm are synonymous with the tillable farmland, creating significant opportunities to add tillable acres in the future. The current tillable portions of the farm have an average NCCPI rating of 79.5, with the main soil types consisting of Mt. Carroll and Seaton silt loams. The excellent soil types and years of responsible grazing and land management practices provide soils with unmatched organic matter and fertility. The building sites include three very well-kept homes, three separate cattle working facilities, multiple paddock areas, a newer sale barn, and multiple other barns and sheds. The pasture and paddock areas include ample waterers and over 1,500 feet of feed bunks. Additionally, the farm offers excellent recreational opportunities for avid hunters in the heart of Vernon County. The area is known for its diverse wildlife, making it a highly sought-after location for hunting and recreational enthusiasts. The thick timberland has not been pastured, creating excellent wildlife habitat and timber marketing potential.

Large, contiguous tracts of land are a rarity in the Midwest, especially those with opportunities for turn-key cattle operations. The farm can easily support 300+ cow-calf pairs. This farm creates the perfect chance for large cattle producers or boutique show cattle herds looking to move to the Midwest to find ample water supplies and fertile soils, investors looking for top-grade land investments, regional farmers and ranchers looking to add to their operation, recreational enthusiasts, or local homeowners looking for country living. This exceptional, high-quality land portfolio has been meticulously owned and maintained by Woodhill Farms for over 40 years, ensuring each tract is in excellent condition. Many portions of this farm have not been available to the general public for well over 100 years. The farm will be available for the 2025 grazing and cropping season.

The fourteen tracts will be offered via a Multi-Parcel Public Auction, which will take place at 10:00 AM CST on September 19th at Woodhill Farms Inc., S. 7589 Tainter Hollow Road, Viroqua, WI 54665. Woodhill Farms has marketed semen and embryos to five continents and has sold/leased more than 40 bulls to A.I. companies. Woodhill received the Certified Angus Beef ® Seed Stock Producer “Commitment to Excellence” Award in 2000 and the Wisconsin Beef Improvement Association “Seed Stock Producer of the Year” in 1996. Managing partner Brian McCulloh was awarded the Angus Heritage Award in 2020. The core to the great herds produced over the years was the efficiency and sustainability of the land where the farm is located.
